Two things trip up out-of-area buyers, and both matter more than the course itself.

Equity vs. non-equity membership. At equity clubs (The Vintage Club, Bighorn), membership is an ownership stake — often a large upfront cost plus dues. At non-equity clubs you pay initiation and dues but don't own equity. This can swing your true cost by six figures, separate from the home price.
