The numbers at a glance (September 2026)
Median detached-home price — essentially flat (about −0.3%) year over year.
Median attached-home (condo) price — up about 1.2% year over year.
Months of supply — down slightly from a year ago (under about 6 months is a seller-leaning market).
Median days on market — a few days faster than a year ago.
What's happening
Two things stand out this fall. First, prices are stable — both the detached and condo medians are within about a percent of where they were a year ago, so the softening some buyers hoped for hasn't materialized. The condo side even edged up about 1.2%.
Second, inventory is tight. At roughly 4.5 months of supply, the valley sits on the seller-leaning side of balanced — even though closed sales are running below last year. Fewer transactions, but steady prices.
The timing matters most. The desert's snowbird buying season runs roughly October through April, and demand is just starting to arrive. Expect competition to build through the fall and winter — which is why well-prepared buyers and sellers are getting positioned now. See the month-by-month snowbird season guide.
If you're buying
Demand is just beginning to arrive — getting positioned now beats fighting the January–March crowd.
- Act early in the season — competition builds as more snowbirds land, so being pre-approved and ready now is an advantage.
- Tight inventory means pricing discipline — with ~4.5 months of supply, well-priced homes in good communities still move; overpriced ones sit.
- Condos are firm — the attached market edged up year over year, a reminder that lock-and-leave and 55+ demand stays strong.
If you're selling
You're entering the strongest window of the year — snowbird season is peak demand.
- You're listing into peak demand — snowbird season reaches the largest, most motivated buyer pool of the year. See The Best Time to Sell.
- Price to in-community comps and property type — detached and condo trends differ, and valley-wide averages can mislead.
- Presentation still wins — lead with outdoor living, light, and views.
A note on the cities
Valley-wide numbers are a starting point — your city and community tell a sharper story. Recent city snapshots showed, for example, Palm Desert around a $596K median with homes near 84 days on market, and Indio's single-family inventory down meaningfully year over year. Your community's comps are what actually set your price. Browse the communities.
