Why buyers love it
What makes the Cove special
Unusual for the desert — no monthly dues and no club fees. A volunteer neighborhood association works with the City of La Quinta on codes, but you're not writing an HOA check.
Trailheads (Bear Creek, Cove-to-Lake, Boo Hoff) start at the neighborhood's edge — hikes Sunset magazine has rated #1 in the nation. Plus a ~7.2-mile paved loop for walkers and cyclists.
Much of the Cove has no streetlights by design — La Quinta's dark-sky rules keep the stars out. It's genuinely special at night.
The Village and Old Town La Quinta — restaurants, shops, the seasonal farmers market — are roughly 1–2 miles depending where in the Cove you are.
Single-story adobe/Santa Fe homes, many with pools and mountain views, at prices well below the gated clubs.
Homes & prices (indicative — verify current)
Home style: mostly single-story, Santa Fe / Spanish-style, often 3 bed / 2 bath; many with pools and mountain views. Build eras span the 1930s to brand-new infill.
Prices: broadly the low $400Ks to about $900K, with view and remodeled homes higher — a recent median sale price around $530K, and homes selling in roughly 80+ days. Cove homes are fee simple (you own the land), so no lease-land complications here (see Lease vs. Fee Land).
Before you buy in the Cove
What to check
- Which part of the Cove — the upper (south) end and the west side near the Bear Creek channel are generally most sought-after; quality varies block to block.
- Older-home details — with homes dating back decades, scrutinize drainage, roofs, electrical/plumbing, pool systems, and remodel quality (permits included).
- Short-term-rental rules — La Quinta heavily restricts STRs; in most of the Cove only stays of 30+ days are allowed, not nightly rentals. Confirm first if income is part of the plan (see Short-Term Rental Rules).
- No HOA cuts both ways — freedom from dues, but no association maintaining common areas or enforcing uniformity.
