A La Quinta primer
La Quinta is the Valley's golf and tennis capital, anchored by PGA West (six courses, three of them championship caliber) and a school district that consistently lands at the top of any Coachella Valley ranking. Families relocating with kids overwhelmingly land here.
The city splits cleanly into three areas: the historic Cove on the south end, tucked against the Santa Rosa Mountains with direct trailhead access and a Spanish-village feel. PGA West and the eastern country-club corridor (The Madison, The Hideaway, Mountain View, Andalusia). And the newer northern developments off Washington Street where families and second-home buyers split inventory.
La Quinta's market behavior is the most cyclical in the Valley — it's heavily seasonal-resident driven, with a winter buying surge and softer summers. Sellers who understand that calendar position their listings differently. It's also where you'll find the highest density of true second-home owners outside Palm Springs proper.
Worth knowing
Desert Sands Unified — and specifically the La Quinta-zoned schools — pull families from other Valley cities. That demand floor is real and shows up most clearly in the under-$1.5M inventory.
Older homes, smaller lots, direct hiking access. Cove buyers are usually full-time residents or near-residents who value the village feel. Don't underwrite the Cove like the gated communities — different buyer, different velocity.
January-April is when most buyers actually walk properties here. Listings that hit in October are pricing for that spring window; listings that hit in May are pricing for a different game entirely.
