Thermal sits on the far southeastern edge of the Coachella Valley, historically agricultural and increasingly defined by two pillars: the Empire Polo Club to the north (where Coachella and Stagecoach happen) and The Thermal Club to the south, a private members-only motorsports racetrack community where Formula-class garages adjoin custom homes.
Outside those two anchors, the market is acreage — agricultural parcels, rural single-family on larger lots, and a small but growing high-end pocket around the polo/motorsports clientele.

The Thermal Club (high-end private motorsports community) and the surrounding agricultural / rural inventory are essentially separate markets. Don't compare comps across them.
If you want 2+ acres in the Coachella Valley, Thermal is realistically your only option at scale. That changes how buyers value the area.
